Replace when deterioration is extensive
Where the case and sashes require such extensive reconstruction that repair is no longer proportionate, we can supply a new timber window made for the opening.
Correct unsuitable replacements
A poorly proportioned or inappropriate previous replacement can sometimes be replaced with joinery that better reflects the building's traditional character.
What we look for in a new sash and case window
A successful replacement should not look like a generic modern window placed in an old opening. We consider the proportions of the existing elevation, pane arrangement, meeting rails, glazing bars or astragals, frame depth, mouldings, sash horns where appropriate, ironmongery and the relationship between the window and surrounding stonework.
Traditional vertical sliding operation can be retained using cords, pulleys and counterweights. Timber selection, joints, drainage, glazing and protective coatings are specified with future maintenance in mind.
Glazing options for new timber sash windows
Depending on the property and the required profiles, new windows can incorporate suitable high-performance glazing. In heritage situations the visual effect of glass thickness, spacer bars, reflections and glazing-bar dimensions needs careful consideration. Where the existing window is worth retaining, heritage slimline double glazing or secondary glazing may provide an alternative to complete replacement.
Listed buildings and conservation areas
Replacement is not automatically acceptable simply because a window is old or inefficient. Listed buildings and properties in conservation areas can be subject to additional controls, and a repair-led approach may be expected. Can funding help with replacement windows?
Funding rules vary and many schemes favour repair or specific energy-efficiency measures rather than wholesale replacement. Frequently asked questions
When is it cheaper to replace a sash window than repair it?
There is no reliable percentage that applies to every window. The tipping point depends on how much of the case and sashes remains sound, the complexity of the original details, the amount of new timber and labour required, glazing requirements and the historic significance of the window. We assess those factors before recommending replacement.
Do rotten sash windows always need replaced?
No. Localised decay can often be cut out and repaired with compatible timber. Replacement becomes more relevant when deterioration is widespread or the remaining window no longer provides a sound basis for proportionate repair.
Can new sash windows be double glazed?
Yes, subject to the required profiles, appearance and any planning or listed-building constraints. The glazing specification should be considered as part of the window design rather than added as an afterthought.
Can you match the pane pattern of the original window?
Usually, surviving windows and architectural evidence can guide the pane arrangement and proportions. The aim is for the new joinery to sit naturally within the elevation.
