Conservation Joinery in Stirling
Repairing traditional windows before replacement
We repair timber sash and case windows across Stirling and Central Scotland, resolving decay, broken cords, loose joints, damaged glazing and poor operation while retaining sound original joinery wherever practical.
Sash and case window repairs in Stirling
Traditional sash windows were designed to be maintained. Their individual components can usually be inspected, adjusted and repaired separately, which means localised failure does not automatically require wholesale replacement. Our first task is to establish why a window is sticking, rattling, leaking or deteriorating and identify which parts remain serviceable.
Typical work includes splicing decayed sills and rails, tightening joints, renewing cords, servicing pulleys, balancing sashes, easing painted channels, repairing glazing putty and replacing damaged panes. Where several faults are related, we can combine them into a planned overhaul that restores safe movement and improves weather resistance.
Common faults we repair
Rotten Timber
Localised decay in sills, lower rails and joints can often be removed and repaired with matching durable timber.
Broken Cords
We renew failed cords and check weights and pulleys so each sash opens smoothly and remains safely in position.
Loose Glass & Putty
Damaged panes and failed putty are repaired to secure the glass and protect the glazing rebate from moisture.
Sticking & Rattling
Careful adjustment, alignment and suitable draught seals can improve movement without forcing or distorting the sashes.
Our repair process
- Survey and diagnosis: we inspect timber condition, joints, cords, pulleys, weights, glass, putty, paint and perimeter seals.
- Clear priorities: essential repairs are separated from optional comfort upgrades so the quotation is easy to understand.
- Careful dismantling: staff beads and parting beads are removed where required, allowing the sashes and concealed components to be examined.
- Targeted joinery: defective sections are repaired while sound historic timber and useful original glass are retained wherever possible.
- Reassembly and testing: the window is balanced, adjusted and checked for safe travel, closure and weathering.
Repair, restoration or replacement?
A repair addresses defined defects. A fuller window restoration is appropriate when several elements need attention and the whole window would benefit from systematic refurbishment. New sash and case windows are considered when the existing joinery is structurally beyond economic repair or an unsuitable previous replacement needs correcting.
Warmth and comfort can often be improved at the same time through draught proofing, secondary glazing or, where suitable, heritage slimline double glazing.
Frequently asked questions
Can rotten sash window timber be repaired?
Often, yes. If decay is localised and the surrounding material is sound, a properly formed timber splice can retain far more of the original window than complete replacement.
Can you repair just one window?
Yes. We can assess an individual fault or survey several windows and recommend a sensible order of priority.
Do repairs make old windows maintenance-free?
No timber window is maintenance-free. Sound repairs, suitable paint and timely attention to putty and seals will substantially extend service life.
