SASH AND CASE WINDOWS ABERFOYLE
We repair, restore and improve traditional timber sash and case windows in Aberfoyle and across Stirling and the Trossachs. Our approach starts with the condition of the existing window: sound original timber is retained wherever practical, defective components are repaired locally, and complete replacement is considered only when repair is no longer proportionate.
Sash and case window repairs in Aberfoyle
Older sliding sash windows commonly develop a mixture of small defects rather than one single failure. Typical work includes repairing decayed sills and lower rails, replacing broken sash cords, easing sticking sashes, renewing loose or failed glazing putty, repairing joints, replacing worn fasteners and dealing with failed perimeter mastic. A survey lets us separate the items that genuinely need joinery work from those that simply need adjustment or maintenance.
Localised decay does not automatically mean that the complete window needs to be removed. Where enough sound timber remains, damaged sections can often be cut back and repaired using appropriate timber splice repairs. Our guide to why timber sash windows rot explains the common causes and why dealing with the source of moisture matters as much as repairing the visible damage.
Restoration and draught proofing
Windows that are basically sound but difficult to operate can often be overhauled rather than replaced. Restoration may include removing the sashes for access, servicing the weight-and-pulley mechanism, replacing cords, carrying out minor joinery and glazing repairs, easing the sashes and reinstating them correctly. See our guide to sash window restoration timescales for the factors that affect how a project is programmed.
Discreet draught proofing can also reduce rattles, air leakage and dust while retaining the traditional sliding action. For homeowners considering a larger thermal upgrade, the right option may be draught proofing, secondary glazing or suitable double glazing depending on the window, property and conservation requirements. Our glazing and draught-proofing comparison explains the differences.
Glass, putty, painting and weather protection
Loose putty, cracked panes, open joints and deteriorated external coatings can allow water into vulnerable timber. Where historic or older glass is sound, it may be possible to retain it during repair rather than replacing it unnecessarily. Read our guide on retaining original glass during sash window restoration. We can also assess sand mastic, external paintwork and other weather seals as part of the overall condition of the window.
Repair or replacement?
The decision should be based on condition, not simply the age of the window. Traditional sash and case windows are made from separate repairable components, so deterioration to a sill, sash cord, glazing detail or isolated timber section does not necessarily justify replacing the whole unit. Where a window is extensively deteriorated or unsuitable for further repair, we can discuss made-to-measure replacement timber sash and case windows. Our repair-or-replace guide sets out the main points to consider.
